This Coldwell Banker Seller Services Guarantee is the commitment that Coldwell Banker and your Coldwell Banker Sales Associate will perform the services stated below as part of the exclusive listing agreement on your property.

We will review the agency alternatives and representations that are available to you and to potential buyers — Seller Agency, Buyer Agency, Disclosed Dual Agency or Other Appropriate Legal Relationship.

2. MARKETING ACTION PLAN

We will present to you a custom Marketing Action Plan — a formal written plan for marketing your property.

3. COMPETITIVE MARKET ANALYSIS

We will provide you with a current competitive Market Analysis, and will assist you in determining the most effective list price for your property.

4. FINANCING ALTERNATIVES

We will show you various financing alternatives for buyers of your property.

5. ESTIMATED PROCEEDS

We will furnish you with an estimate of the proceeds you can expect from the sale of your property.

6. HOME ENHANCEMENT

We will develop a plan to enhance your property's ability to attract buyers.

7. COLDWELL BANKER ACTION TEAM

I will share with you the Coldwell Banker sales team's review and recommendations to help you realize the best price obtainable for your property.

8. PROMOTION TO OTHER BROKERS

We will promote your property to other reputable, professional brokers and sales associates in the area.

9. MULTIPLE LISTING SERVICE
We will prepare a plan for your property to appear in the local Multiple Listing Service.

10. PROPERTY INFORMATION

We will make information on your property available to local and out-of-town buyer prospects.

11. DIRECT MARKETING

We will distribute promotional materials on your property to key market areas to attract potential buyers.

12. COLDWELL BANKER SIGN

We will place a Coldwell Banker For Sale sign on your property.

13. ADVERTISING

We will provide you with information regarding a warranty on the operating systems of your house.

We will provide you with a Marketing Activity Report on a regular basis to keep you informed of competitive market conditions.

We will review with you the Best Buyer® Guidebook to acquaint you with the home finding process that buyers are most likely to follow.

18. QUALIFYING BUYERS

We will seek financial qualifying information on all buyers submitting a purchase offer.

19. PURCHASE OFFERS

We will review all purchase offers as they are presented, and we will negotiate on your behalf.

20. CLOSING THE SALE

We will monitor and inform you of the progress of the transaction.

21. AFTER-SALE SERVICE

We will contact you after the closing to follow up on any remaining details or service needs.

We will provide you with details about our free relocation and referral services.

Should Coldwell banker not perform the services as stated above, you are entitled to terminate the exclusive listing agreement on your property. Please keep in mind that various state and local regulations and practices may restrict some services. Written termination notice must state reason(s) for termination and must be presented by you, in person, to the Office Manager. You also agree to provide Coldwell Banker with an opportunity to correct the situation within a 24 hour period following the delivery of the termination notice. If the exclusive listing agreement with you is terminated, the termination provisions of the exclusive listing agreement shall apply.

This Coldwell Banker Buyer Services Guarantee is the commitment that your Coldwell Banker Sales Associate will perform the services stated below as part of your representation agreement.

1. BUYER COUNSELING SESSION

We will conduct a buyer counseling session to discuss your needs and goals, and to plan the search for your property.

2. BUYER AGENCY ALTERNATIVES

We will discuss agency alternatives for you and the sellers.

3. BUYER REPRESENTATION AGREEMENT

We will present and explain to you the representation agreement and the special services and benefits it offers.

4. COLDWELL BANKER HOMEBUYER GUIDEBOOK

We will provide you with a copy of the Homebuyer Guidebook and explain how you can use it as a road map through the home-buying process.

5. FINANCING PRE-QUALIFICATION

We will offer to arrange a pre-qualification or pre-approval appointment with a reputable lender.

6. COLDWELL BANKER TEAM SEARCH

We will present your property search criteria to our local Coldwell Banker sales team.

7. PROPERTY SHOWING

We will show you properties that meet the criteria you have selected.

8. PROPERTY EVALUATION

We will discuss the positive and negative features of a property that may affect its value and future resale.

9. PROPERTY DISCLOSURE

We will review with you all inspection reports and other documents pertaining to the condition of the property.

10. REVIEW OF WRITTEN SELLER DISCLOSURE

We will thoroughly review with you the seller's written disclosure statement.

11. APPRAISAL CONTINGENCY

We will explain to you the option of an appraisal contingency.

12. HOME WARRANTY

We will explain to you the option of a home warranty plan.

We will recommend that you obtain professional building and termite inspections.

16. BUILDING & TERMITE INSPECTION REMEDIES

We will work with you to request the Seller to remedy the items you specify.

We will present your purchase offer directly to the seller in the presence of the listing associate.

Should your Coldwell Banker affiliate company not perform the services as stated above, you are entitled to terminate the representation agreement. Please keep in mind that various state and local regulations and practices may restrict some services. You also agree to provide your Coldwell Banker affiliate company with an opportunity to correct the situation within a 24 hour period following the delivery of the termination notice. If our representation agreement with you is terminated, the termination provisions of the representation agreement shall apply.
